If there is a district in Stockholm that is so sought-after among serviced office tenants that they almost always look only within that area, it is Östermalm. Why is that? Our Östermalm expert Tim explains the serviced office market in the area in more detail.
Luxury offices on Östermalm
Just as with hotels, some of Sweden’s most luxurious serviced-office experiences are found in Östermalm. High base rents on the properties, lavish architecture and a demanding clientele all form the foundation of a market where serviced offices compete on the most representative experience. Whether it is concierge service with a three-course lunch or a private balcony spilling out over Strandvägen, it is easy to find something beautiful if you ignore the price tag. My favourite? No18 at Blasieholmen thanks to the 300 sqm roof terrace that is probably Stockholm’s best.
Östermalm – A district with two serviced office markets
Despite having Sweden’s highest rents per square metre, Östermalm’s serviced office market is nevertheless very varied. The top rents are concentrated in a well-defined area around Kungsgatan, Stureplan and Nybroviken. If you move outside these areas towards Spårvagnshallarna, Karlaplan or even to a back street, it is often possible to cut the rent by more than 50 %. Think carefully about what is truly important to you when it comes to location and there is a lot of money to save.
What does a serviced office cost in Östermalm?
Specifically in Östermalm it is more important than ever to think about your total monthly rent instead of the rent per square metre. The reason is that the inclusion of high-end services and generous lounge areas, as is often the case in Östermalm, can greatly affect the price. According to yta.se statistics, a serviced office in Östermalm costs an average of SEK 6 700 per person per month, with the lowest rents around SEK 3 000–4 000 and top levels around SEK 12 000–15 000 per person per month.
