Coworking as the answer to a hybrid way of working
Over recent decades office usage has shifted markedly – from cellular offices to open-plan layouts and now the highly topical issue of the hybrid office and how employers should think about the size of the office. At yta.se we notice that uncertainty is greater than ever, and we have seen first-hand how coworking has grown into precisely the solution many organisations are looking for today.
Why does coworking suit a hybrid working model?
My name is Viktor, I am co-founder of yta.se and over the years I have helped hundreds of companies find the right office. The question on everyone’s lips for my clients nowadays is how to rent an office for the whole workforce even though average occupancy at the office is only 30–50 %.
In my experience you want to achieve the combination of an attractive office that draws employees in without paying for excess space. That is exactly the combination coworking delivers by offering world-class workspaces and the possibility to use the shared areas as extra space. In practice this means you pay only for the part you use yet never risk ending up with an office that is too cramped.
What trends do you see right now in Stockholm’s coworking market?
The coworking market in Stockholm has become so established that development is moving toward even more niche products. Today there is everything from tech hubs where you can mingle with entrepreneurs to luxurious concierge experiences in Östermalm, or even coworking spaces that have designed their offering from the ground up for larger tenants with 20–100 employees. Much of my work is about understanding the client’s needs and culture and finding the right match on the market, which is great fun!
