What does a serviced office cost in Stockholm?
At yta.se we have data from hundreds of brokerages and thousands of offices, giving us solid insight into average rents in the city. We usually like to compare the cost as rent / sqm of private office space / month. But remember that the amount of shared space and which services are included heavily affect the price. Beyond that, different averages apply for dedicated sections where the rent / sqm drops significantly thanks to the larger area.
In Stockholm City there are more than 140 000 sqm of serviced offices, 35 % of the entire market on a very limited area. Serviced offices in the City cost from SEK 1 200 – 3 000 per sqm per year with an average of SEK 1 900, and this is also where prices differ most depending on landlord and offering. Within the City itself, it is more the serviced office’s offering that sets the price than the location, although that of course matters too.
Within the tolls but outside the City, for example Södermalm and Kungsholmen, prices are between SEK 500 – 2 000 per sqm per year, with an average of SEK 1 400 per sqm. Outside the tolls in Söderort, Norrort and Västerort the range is SEK 300 – 1 200 per sqm per month with an average of SEK 837.
How large an office do I need?
The size depends on whether you are a smaller team renting private offices or if you are looking for a dedicated section or big office.
For private offices we recommend counting on 3 – 5 sqm per workstation. With 3 sqm per workstation you more or less fit only the desks and must rely on lounges for extra space. If you go up to 5 sqm per person you have room for your own lounge areas within your section. Do not forget to consider what kinds of shared areas are near your room, such as meeting rooms and lounge, something you can evaluate directly on the floor plan at yta.se.
For dedicated sections we recommend 5 – 7 sqm per workstation. That gives you space for an internal hang-out area as well as a number of your own meeting rooms and you can for the most part manage on your own areas but use the shared ones when needed.
The most important thing to keep in mind is how many of you will actually be at the office. A good way to keep the cost down is to rent an office for the average workstation need but complement with additional memberships so that all employees can be at the serviced office at the same time.
What do the contract terms usually look like?
Most lease agreements at serviced offices in Stockholm are very similar because the market is so mature. Generally they include a commitment period of 0–12 months, a notice period of 1–6 months, a deposit of 1–2 months’ rent, which services the serviced office includes, and a fixed indexation of the rent cost per year. The most common is to sign a 12-month agreement at a time and then negotiate with your landlord after a year for a new extension if you are happy.
What is the process of renting an office in a serviced office like?
Given that the market is so large in Stockholm, the process resembles buying a home; everything is about going on many viewings to get a feel for the market. We usually recommend our clients attend at least 3–5 viewings, something easily arranged by booking directly on yta.se or with the help of one of our office experts. Expect it to take only a week from start to finish, and you can move in shortly thereafter.
