Basically, there are 3 different solutions to choose from within office hotels and coworking; open workplaces, office rooms or own departments. All offices at yta.se always come with flexible contract lengths and the option of full service, so you don't have to commit to long contracts.

Open workplaces

Open workplaces, or membership as it is sometimes called, means that you get access to the office hotel but not your own office space. There are many variations on open workplaces, everything from being able to use lounge areas to fixed desk places in dedicated office rooms that are shared with other members. Membership is best suited for smaller teams of 1-5 people who value community and fellowship.

Office room

Office rooms are the most common type of solution in office hotels, and mean that you rent one or more of your own office rooms. In addition to your private office space, you get access to common areas such as meeting and conference rooms, lounge areas, kitchens and toilets. Usually, you count 3-5 square meters per person in your own office space. Office space is best suited as a solution for companies that are looking for up to 15 workplaces.

Custom suite

A private suite is an office adapted for larger teams but still located within a serviced office or coworking space. It is a hybrid between a private office and office room, where you can have private meeting rooms, a private lounge area, a private entrance and, quite simply, more office space to make it feel like your own. You can often take part in adapting the layout to your needs, which may, however, require a commitment of 1–2 years. The recommended space per person is approximately 5–7 sqm, and we recommend this solution for teams of 10–100 employees.

What do the contract terms usually look like at office hotels in Stockholm?

Most lease agreements at office hotels in Stockholm are the same as the market is so mature. Generally, they include a commitment period of 0–12 months, a notice period of 1–6 months, a deposit of 1–2 months' rent, which services the office hotel includes, and a fixed indexation of the rental cost per year. The most common is to sign a 12-month contract at a time and then negotiate with your landlord after a year for a new extension if you are happy.
