Serviced offices on Södermalm – a vibrant market in constant evolution

I’m the CEO and founder of yta.se and regularly give presentations on the serviced office market to everyone from real estate companies to panels and businesses curious about the concept. Södermalm often comes up, and I frequently use it as an example because the market here has undergone fairly significant changes in recent years.

One of the most notable shifts occurred in 2024, when The Park announced the closure of its flagship location in Stockholmsverken, which at the time was Södermalm’s largest serviced office in terms of total floor area. There was much speculation about what would happen to the building, and we even engaged in discussions with AMF about the property’s future. Fortunately, Metropole seized the opportunity and the property, and is now actively transforming not only Stockholmsverken but the entire area into a cultural destination. In true Södermalm spirit, gaming companies and other creative industries quickly moved in, and there are major future plans for the area.

Vasakronan also launched its exclusive serviced office concept, Arena, in Skrapan, and A House—mostly owned by Atrium Ljungberg—opened in Katarinahuset in Slussen. Despite being two of the most expensive serviced offices on Södermalm, both have performed very well and were almost fully leased out in a very short time. It’s easy to understand why once you visit either location—A House boasts a stunning sea view over Djurgården and the Stockholm inlet, while Arena impresses with its lavish interiors and thoughtfully designed workplace strategy.

To me, these additions—combined with several of The Works’ locations—create a complete serviced office market on Södermalm. One where you can start out in one of Stockholm’s most affordable offices and work your way up to one of the most premium.
