What available offices are there on Södermalm right now?

The past few years have been marked by a pandemic followed by a recession, which has, of course, created an unfavorable situation for property owners across the board—especially on Södermalm. Vacancy rates on Södermalm have reached record highs, and landlords have had to rethink their offerings to meet today’s new office demand.

After a few tough years of pandemic and economic downturn, property owners and landlords have become more flexible in their approach and more innovative in their offerings. Today, virtually all landlords offer a broader portfolio of contract options where, for example, you can rent a traditional private office, but also add on services, opt for shorter rolling agreements—or both. Many landlords have either acquired existing serviced offices or launched their own flexible concepts.

In practice, I find that more and more landlords have adopted a more flexible mindset and offering. Today, nearly all landlords on Södermalm offer offices with flexible contracts and/or services, because that’s what many companies are looking for. With hybrid work becoming the norm, the office has become much more than just a place to work. It’s evolved into a meeting point—a space to connect with colleagues and get a social boost—rather than a mandatory daily destination for all employees.

In my view, companies are increasingly trying to encourage employees to come to the office voluntarily, and anything that makes that easier is appreciated. Think services like breakfast, gyms, parking, and central locations. All of this is especially present on Södermalm, which is an incredibly attractive area to rent an office in. Heavy investments are now being made to develop properties and offices that meet these demands. I’m thinking of examples like Atrium Ljungberg’s A-House in Slussen, AMF and Metropole’s major plans for the area around Södra Station, and Vasakronan’s exclusive Arena in Skrapan, just to name a few.
