Different types of offices in Stockholm - what is there to choose from?
At its core, there are 3 different types of offices to choose from: office rooms and private suites within serviced offices or coworking spaces, and private offices that you rent directly from property owners. All offices on yta.se always come with flexible contract lengths and the option of full service, so you don’t have to commit to long agreements.
Office room
Offices are the simplest product and allow you to move in quickly and get full service, while still having your own lockable room that becomes exclusively yours. You rent one or several rooms in combination and, in addition, get access to shared areas such as meeting and conference rooms, lounge areas, kitchens and restrooms. Typically, you calculate 3–5 sqm per person in private offices. Offices are best suited as a solution for companies looking for up to 15 workstations.
Custom suite
A private suite is an office adapted for larger teams but still located within a serviced office or coworking space. It is a hybrid between a private office and office room, where you can have private meeting rooms, a private lounge area, a private entrance and, quite simply, more office space to make it feel like your own. You can often take part in adapting the layout to your needs, which may, however, require a commitment of 1–2 years. The recommended space per person is approximately 5–7 sqm, and we recommend this solution for teams of 10–100 employees.
Own offices
Private offices are the largest part of the office market, at yta.se we are experts in and only present private offices where it is possible to rent with shorter contract periods and add service as desired. Unlike traditional office space which requires leases of 3-5 years, investments in furniture and infrastructure, continuous operation and maintenance of the office, all this is instead managed by your landlord. This means that for a small premium on the rent, you can focus entirely on your core business and ensure that you retain your flexibility in moving to larger or smaller offices when your needs change.
Since a private office does not give you access to any common areas, you need to have everything within your own office, which means that you need to count on around 10 square meters/person. We recommend teams of 5 employees and above to look at private offices, but for smaller teams it may require you to have a little higher budget to work with.

How long are the contract terms?
Contract terms generally follow the size of the office but vary between 1–24 months. If you rent an office for 1–5 people, you can expect contract terms of 1–12 months, with better pricing the longer you commit. For medium-sized solutions of 6–15 people, it is still possible to have as little as one month’s notice period, but the norm is to sign for one year. If you are more than 15 people, 12–24 months usually apply, as these offices are often tailored to your needs.

Affordable private offices in Stockholm
If you want to prioritize price, focus on locations outside the inner city and a simpler service level. In nearby suburbs such as Kista, Sollentuna, Hammarby Sjöstad and Bromma/Sundbyberg, there is a wide range of price-driven flexible setups and traditional offices with competitive terms. Within the inner city, costs are best reduced through space-efficient layouts and simpler services rather than a premium address.
Stockholm’s most expensive offices
For premium solutions with a representative address and a high standard, there are many options in Östermalm, Norrmalm and the City. Here, location, building and service level often determine the price. Make sure the cost corresponds to the business value, such as customer flow, security or technical requirements, and representativeness.
